GETTING STARTED IS SIMPLE

One
It all starts with the first contact and the decision to enlist the Canaday Group to help you sell your home. When you contact us, we’ll arrange a meeting, where we can formalize a listing agreement, discuss price and time frame, set out our action plan and answer any questions you might have. With three easily accessible offices in the area, scheduling your first meeting with our team is quick and easy. 

Two
With a listing agreement in place, it’s time to prepare for viewings and marketing your home. We’ll schedule visits from our marketing and advertising specialists, getting your home ready to sell and to be seen. We’ll also arrange for photo and video shoots and prepare marketing materials, getting your listing online and arranging for advertising space in premier publications.

Three
With the preparation stages done, we work to get your listing the widest possible exposure. From brochures to special mailings and a featured spot on our weekly television show, we put all of our skills to work for you, reaching the exclusive high-end buyer’s market that we know so well. We’ll also arrange one or more open houses and handle viewings and demonstrations.

Four
Throughout the process, we keep you updated and informed of all incoming offers and negotiations. Once an offer has been accepted, we’ll meet with the buyer’s agents and other representatives, coordinating a successful close. In addition, we’ll bring you the final check and closing agreement for review, responding to any other needs or requests you may have including help finding replacement housing.


WITHIN 4 DAYS OF ACQUIRING THE LISTING AGREEMENT
Schedule a visit with our director of marketing and advertising to visit your home.
Submit your home to the CALIFORNIA REGIONAL MULTIPLE LISTING SERVICE (CRMLS). Tens of thousands of agents will now have access to your listing.
Obtain a key to your property so that we may begin personal showings of your home for prospects.
Walk through your home with you and make suggestions for improving the salability of your home.

WITHIN FIRST WEEK OF ACQUIRING THE LISTING AGREEMENT
Schedule and take professional photos of your property, including aerial photos if necessary.
Create a professional, high-definition streaming video tour with voice-over that will then be added to all possible web listings of your estate.
Make separate copies of the video tours available on CD and DVD for potential buyers.
Prepare a PROPERTY PROFILE BOOK on your property with necessary prospect information about your home and the community (such as the floor plan, lot diagram, school and church information, etc.).
Present your home at our WEEKLY RE/MAX SALES MEETING.
PITCH your home at the WEEKLY BOARD MARKETING SESSION.
Schedule a time for our Buyer’s Specialist to preview your home.

AFTER PHOTOS ARE TOUCHED UP AND SENT TO OUR OFFICE
Design and print a professional brochure and sales piece for your home, which should arrive within 5-10 business days from the approval of the ¬final proof.
Arrange a featured advertisement in DREAM HOMES MAGAZINE.
Submit to DREAM HOMES INTERNATIONAL MAGAZINE for appearance in the first possible issue.
Send a special postcard to a personally-cultivated list of potential high-end buyers.
Send an e-card to potential buyers and brokers.
Send the brochure with a personal note to other top selling agents in the region.
Place your home on our website and submit it to other key online listings.
Within the first two weeks, feature your home on the Canaday Group TV Show, airing weekly in Orange and LA Counties on KDOC TV.

BEFORE THE FIRST OPEN HOUSE
Make personal contact with your immediate neighbors to generate possible prospects.
Prepare and distribute a special invitation (with RE/MAX) to a select list of high-end buyers and brokers.
Invite the neighborhood to the open house.

WITHIN 2 WEEKS
Keep you updated regularly with our progress and informed of all offers and showings.
Prepare a comprehensive marketing plan, including e-cards and local and national publications.
Represent you in negotiations and get you the best possible deal.
Meet with any and all of the buyer’s agents and representatives, handling every aspect of the closing process to accomplish a successful close.
Deliver your check and final closing statement for review, as well as provide any additional services you may require.
